Landlords: preparing your property to let


There are a number of things to take into account before you become a landlord and to make sure that your property to let is ready to get a tenant.

One of the most important responsibilities you have as a landlord is the maintenance and safety of your property. Before you get your property ready for letting you must ensure that your property complies with all legislation. For example:

All soft furnishings must comply with the Furniture and Furnishings (Fire) Safety Regulations 1988, the easiest way to check this is by checking the label!

All properties to be let must have a valid Gas Safety Check Certificate (CP12), which is carried out on an annual basis by a Gas Safe registered engineer. You must ensure that all Gas Equipment is safe, functioning correctly and safely installed. A current Gas Safety Certificate should be provided before a tenant moves in and should be renewed annually.

Electrics should be checked regularly to ensure that they are safe, we’d recommend getting them checked by a qualified engineer before you consider letting your property

You should ensure you have buildings insurance to cover any structural damage to the property. You should also get some contents insurance to cover appliances and any furniture provided with the property. Talk to your insurance company who can help you find the right option for you as standard insurance might not be right when you are letting out a property.

These preparations are essential to ensuring that you comply with the law and are protected, before you begin letting.
